Why coating matters in Long Beach Island

Salt is closer than you think.

Every LBI property is effectively oceanfront from a salt-exposure standpoint. The island is too narrow for any home to escape the salt-laden onshore breeze. Seasonal rentals here are the harshest environment for an AC condenser in the state: units run fourteen hours a day from late June through Labor Day, then sit untouched and salt-coated through the off-season. The SALT Maintenance Plan was designed with LBI rentals in mind.

Three groups: family vacation homeowners (one or two condensers, used heavily in summer), year-round residents in towns like Surf City and Ship Bottom (used year-round, more wear), and serious rental investors with multiple properties (the rental cycle is brutal on equipment). All three benefit from either coating early or enrolling in scheduled cleaning.

The work

Marine-grade urethane. Same chemistry the Navy uses.

One visit, weekend appointment. We chemical-clean the coil, mask off the compressor and electricals, and apply two thin coats of Bronz-Glow TVS urethane to every coil fin and the outdoor cabinet. Five-year written warranty. You don’t need to be home.
